I just closed on a house!
 
Hey Y'all!

Just closed on a half a mil property ( I Know here in L.A is nothing lol). The process was kinda of stressful and not because of Daca (I was never asked about it). It was stressful because is a seller's market and there's not much inventory so each property has tons of offers and it becomes a bidding war.

The whole process took 45 days. I went conventional and got 3% rate my middle credit score was 749. I'm proud of myself for this accomplishment as it was in the bucket list along with graduating from college and recently opening my Biz and giving 20+ jobs back to the community.

The one thing that truly stroke me was learning how unnecessary and lazy real estate agents are lol and how that industry is so outdated. Please feel free to ask any questions!

Congratulations! Do you need a real estate agent to buy a house?
Do you think the housing market will crash within a couple of years?
I live in NC and I would like to buy a home but I am scared of the commitment

Thanks. If you are a buyer it doesn't cost anything to hire a real estate agent as to to where if you are the seller you have to paid them up to 6% which is such a high cost for almost zero work and effort by the agents. The answer is yes you should specially if you are a first time home buyer.

My belief is that this market could collapse but it will pick back up just as quickly. For me is not too risky I'm actually paying less for my mortgage than my previous rent and I'm building equity. Equity is key!

I went through Bank of the West. We are not adding associates at this time but hopefully by 2nd quarter of next year.

Awesome and congrats! I am in the middle of refinancing, bringing my mortgage rate from 4.8% to 2.88%. My credit score is 745.

Home prices are very high, but that doesn't mean that market is going to crash. It's just wishful thinking. Home prices decrease when you have lot of sellers (or foreclosures) and not enough buyers. Right now the situation is opposite. Very few homes for sale and too many buyers. Also I heard that feds said they will keep interest rates low for years to come so no crash in foreseeable future. Prices will just keep climbing for now.

Nice and congrats on such a huge accomplishment. Good to see fellow dreamers taking risks and continuing to pursue their dreams regardless of the political bs we are always in. I bought mine in 2016 in northern CA and one of the best things I've done. What type of business do you have?

Thanks. Without taking risk is hard to get ahead. I believe us Dacas are a very special bunch built for success. We are a small accounting firm.
