I would do it in a heartbeat. If he gave me a GC in 3 months or less in exchange for a lump sum payment of 100k , I would take the deal. But if takes 5 or 10 years to get the GC , then I wouldn't.

I would take a home loan on my house.
It would amount to a $682.44 monthly payment with a 30 yr home loan at 7.5%.
100k is painful but doable. Sure, it would suck paying all this shit off but it would end all this mental pain.
