Hi dreamers,

I have an excellent credit score above 700. I work full time making 42k. I want to buy a house but need help financing it.

Have you guys gone to Bank of america or any big bank to get a mortgage.

I was talking to a rep and she asked me what my status was and I told her I have DACA

FL drivers license
SS
Work permit
2014 - 2015 tax returns.

What do i tell her work visa, non resident alien, permanent resident?

Please help me reach my next dream.

I got pre-approve for a loan last year with Bank of America. I really didn't have any problems, my DACA status wasn't questioned. I'm not sure if it had something to do with me being a long time customer way before I had DACA or a social security number.

I bought a house a couple of years ago by myself. Just tell them you are a non resident alien. I also recommend to try out credit unions first before big banks such as wells fargo/chase mortgages. Explain to them what DACA is, if they ask only. Remember that you are a client, and they are wanting to make money on the commission of what they sell. You have power as a buyer, if that institution doesn't want to make a loan to you based on your immigration status, then move onto another and keep trying. I did it, and it feels good.

so i went to Bank of america and gave them my BAC debit card and ss. They told me great credit score.

How much do you want to buy the house for, down pymnt (which i said yes 20%), and i have banked with them for 6 years (debit card, cc and savings).

I understand you told them you were a non resident alien. Did you give them your passport or expired visa?

I would make sure that the underwriter not just the loan officer know you have a C33 work permit, some banks work with some work permits but not all, just make sure they know before you start paying for appraisal and inspection fees as the bank will not refund those expenses.

I went to BB&T and they didn't ask what my status was. They just wanted a DL and a valid social security number and this was before I had daca.

I don't think you are a non resident alien. Just show them what you've got and let them label you. Make sure you go with someone that doesn't make you nervous. Some banks and certain reps make you feel very comfortable and they really do help you with the whole process. Good luck!

This is exactly what happened to me in 2013. I went to Bank of America as I had been a customer there for like seven years to ask and they said yeah you qualify for a mortgage. I explicitly told the loan officer what my status was and that i didn't have a green card but deferred action he said it wouldn't be a problem. I looked at a house, made an offer, offer was accepted, paid out of pocket for appraisal and inspection ($1k+), provided all the paperwork for the loan and it went to underwriting. At the underwriting phase the underwriter wouldn't approve loan without an i-94 which I obviously didn't have so they pulled the loan a week before closing. I was so pissed, but they wouldn't refund what I paid for appraisal and inspection. I obviously wouldn't have put in an offer and paid for those things if they didn't say i qualified for a mortgage but they didn't care. Next week I closed all my accounts and won't ever do business with them again.

If this is your first home, you qualify for an FHA loan even with a work permit.
