FLORIDA and other states: First Time Home Buyers

Hi Florida Dreamers, everyone else lol,

Anyone bought a home through the first time home buyer program in Florida specifically? FL is famous for giving us dreamers a hard time. Not as hard as Arizona lol but hard enough. So was wondering, what was your experience. How about limitations? Were you able to get that grant from the city to reside there? Had to pay full price? Had to pay regular interest rates or got first time home buyer rates? Anything like that?

What about buying and home in general? Any obstacles, how was the process? Experienced higher interests rates? Had to get a co-signor? Anything odd?

How about home buying experiences in other states? Anything I should know or could help me?

Just bought a 300k home in California. No troubles at all and regular interest rate of 3.5% . I financed through a mortgage company and Wells Fargo bought out the loan immediately. In CA it' can be easily done if all other requirements are met ofcourse.

I live in central FL.
When I applied, I cosigned with my then PR husband. Quicken loans denied our loan when they saw I only had a EAD, and so did Bofa. Our broker referred us to Roundpoint, who approved us after a few letters; but again, I had my PR husband to back me up.
For some reason they think we are just gonna leave once our EAD expires or something.

Anyway, I believe the biggest obstacle for me was getting the loan approved because of my status AND the debt to income ratio. I was on a 1099 type of employment...and I'll tell you right now...those are useless to prove reasonable income.
The rest is pretty much smooth sailing. Normal interest rate (4%) conventional loan (easier to get approved but you pay more down payment and fees)

actually you might want to check BB&T bank, they seem to be working with us DACAmented. I remember i saw them as a possibility right before I got approved with Roundpoint.

Which state are you currently located in? I am looking at houses, but my daca expired the last day of last month and to pass some time. I would like to research which bank offer the loan to DACA compared to those who dont. I dont think Wells Fargo offers the loan to DACA people as well.

Don't live in Florida, but go with a broker rather than a bank (looking at you BoA!), they are much more flexible and knowledgeable than the paper pushers at the banks.
