Hey guys,

I’m looking to buy a house when my lease is over in January 2019 if I’m able to renew one more time. I’m kind of worried that I won’t get a really good rate cause of DACA. I will have very close to 20% and have a credit score over 780 currently. Can anyone share any experiences/advice and also what rate you got?

you should be able to get a conventional loan without any problems as long as you have 5% down and your credit score above 700. To get the best rate available it has to be over 740. the current rate is 4% so you should be able to get that or lower if you buy points and and get the seller to pay the closing cost.

FHA is hit and miss depending on the state. In April Ben Carson head of HUD said they should be able to get them (https://www.buzzfeednews.com/article...-housing-loans). This article posted on another thread (https://www.housingwire.com/articles...daca-mortgages) was written in March and they're saying that DACA people are getting denied.

as long as you have a good loan originator they'll get you the best rate and will even help you find another loan institution if they cant close on it.

i closed on my house in April, 3.875 % and zero issues but it was conventional, my first home was FHA but was in 2015 under a different administration.

DACA will not affect your rate. You’ve got a very good score and assuming you have great history too. Go with a Conventional Loan. The PMI will fall off after some time. Good luck!

3% down
Through Homestar
