Hello everyone,

I am looking to buy a house this year, hopefully in the next 6 months or so. I went mortgage shopping recently and basically got auto denied, as in they wouldn't even type in my information, as soon as they realized I am not on a Visa or under any permanent immigration status.

Did some reading but couldn't really find anything local, I live in Washington/Seattle. Rocket mortgage was the only viable option from those I saw.

One thing a nice gentleman warned about at a local credit union is to make sure that I not only get pre-approved but underwritten, as otherwise, after making an offer and starting the buying process, the loan can be denied when they see my status and the bank basically keeps some of your money.

So, question to all you home owners out there, specially in Washington, who do you have your mortgages with and did you get underwritten for it ahead of time?

Also, did they give you extra high rates because of our status? I was momentarily offered 3.8 percent because ofy credit score 800+.

Any recommendations?

Jesus Christ, we might get DACA terminated on June and you plan to buy a house now?

I refuse to let DACA or the political climate drive my decisions in life. Made that decision about 4 years ago. Much more relaxing that way.

Given, this is probably thanks to DACA in the first place. As it allowed me to get a good job right after college and build a resume.

With or without DACA now. I am confident

Find an eager loan agent, don't mention your status and only supply the bare minimums. The likelihood of getting a conventional loan is higher if you don't mention your status. Totally doable.

- Stable income
- Good credit
- 20% down payment

Totally doable.

Totally doable.
You can get a conventional loan with as little as 3% down. My husband and I applied recently and this was the only option available for us.

I applied with 10% down but still both a bank and credit union denied me on immigration status basis

What banks are you using?

Work with a mortgage broker, they offer more products because they work with multiple wholesale lenders. They know what lenders are more flexible and will work with you in finding the right product for your situation.

Heads up, you should be able to get a loan as a "normal" person, your DACA status shouldn't make a difference. In the other hand, banks tend to have stricter lending standards.

Yeah better apply and get the loan now while we still have papers. If daca is gone, goodbye to any loan approvals. If there is a will, there is a way...so you ll still somehow manage to pay ur payments even w out daca.

I bought a house without a single issue, mortgage is with Caliber Home Loans. Not sure if they work in your area.
