^That's already in the budget. Our home payment [after excluding his brother's contribution] is only supposed to be $500 ish but we just added $250 or so for HOA fees.
I don't feel like I'm totally disorganized after seeing this in writing.

HOPEFUL, sounds like you have very good circumstances. Congratulations, your home buying process will be a lot smoother than most people.

Always ask questions and don't hesitate to ask seemingly simple questions. You are the buyer. Everything revolves around you. Make sure you and everyone else understands that. And if you need a day or two to think over something, you have the right to ask for that. No one can legally pressure you into making a decision, immediately.

Also remember that you can shop around for mortgage brokers and for different loan terms. Stick with the 30 year fixed rate but shop around for lower interest rates, fee discounts, insurance requirements, etc.
If a mortgage broker is pressuring you to make a decision and threatening that the loan terms will change drastically, then tell him to go f**k himself and that you'll find another broker. Remember, brokers are a dime a dozen, some of them just keep forgetting that.

Whew, I feel so much better about this whole process. I was feeling so overwhelmed a couple of days ago about the enormity of the decision and seeing everyone's comments makes me feel so much more reassured. We have a meeting with the mortgage broker on Wednesday afternoon and I'm really hoping for a smooth meeting. I have this long list of questions [some of them are probably redundant but at least I'll be sure lol] ready to go.

Wouldn't things be a lot easier if you guys get married now? It's not hard to prove a marriage especially since it's a legit one. By the sound of it you want to wait two years before you get married? Is that even possible? can someone really put up with you for that long?

Id say do it now. But that's just me.

Really, it's our families. Both families want us to graduate first and I like that idea a lot better since I don't want to get boggled down with domestic priorities while I'm in school. I want to go, get everything done ASAP, and then get married.

But...yeah. Honestly, I personally would rather wait too. I'm just a bit younger than I would like to be for marriage. Truth be told, I'm still wayyyyy too immature to get married right this moment. lol

i'm jealous.
anyways, tell your BF to look into the first time home buyer program. my sister used that to get a really low interest rate. i think they also help with down payment or something. i don't really remember. this was about 3 years ago (wow. doesn't feel that long). i'm sure there's something he can take advantage of.

btw, i cannot believe how cheap you're getting that kind of house. ridiculous.

PS2: UCF accepts undocumented students?

Hopeful~ I don't really have any advice to give... and if I did, Rahman has given you more info than I prolly would've known anyway. Just wanted to say congrats! Hope everything with the house goes well.

About the immigration people thinking it's a sham marriage... I doubt that will happen. You're still in school and you plan on living in that house after you get married. It's totally legit. I don't think you have anything to worry about there. Besides, if they ask personal questions, I'm sure you'll be able to answer them since you've been with your guy for a while and you know him pretty well. Congrats again!
